Broadacre is a spacious property located at the end of a no-through lane, in an area of outstanding natural beauty, just a short 10 minute’s walk down a quiet lane to the coveted blue flag Bantham beach, the renowned Sloop Inn, village shop and cafe.

This high-spec property, with lovely views across the valley, sleeps eight across four en-suite bedrooms,  all with TV and Wifi throughout, and an extra two in the twin single bedroom across from the master. Featuring stunning open-plan living areas, a two-tier secluded large terrace for lounging, outside dining, and BBQ, bordering a raised orchard.

Broadacre is nestled in secluded West Buckland and offers every comfort for your holiday, with the benefit of being close to all the holiday action. Bantham beach is a beautiful large sandy beach with a Gastrobus and surf school. Ideal for watersports, swimming and surfing, the beach is also patrolled by Lifeguards. Bantham sits at the mouth of the stunning Avon estuary, with outstanding views and many superb walks.

With two nearby golf courses and numerous award winning cafes and restaurants, there is something for everyone to enjoy.

On arrival at Broadacre there is a private driveway, with parking for two cars.  To the left side, there is a path to the gated terrace, with the right side leading to the back door, an outdoor hot and cold shower and rear of the property. A couple of steps lead up to the front door.

Inside, the large entrance hall contains a shoe rack and umbrella stand, which continues up the carpeted steps to the door where the lower sitting/reading room resides—the perfect space to unwind or work, with a writing desk, chair, side table, and coat cupboard.  

There is a carpeted staircase to the upper sitting room with glass doors to a Juliet glass balcony overlooking the front of the house.

This bright, airy room contains comfortable sofas and chairs with a TV and wood-burning stove.

A sliding French, louvred, trompe l’oeil painted door leads to an impressive 35 ft, open plan living room divided into three areas – the kitchen, dining room, and glass seating area with sliding doors to a sunny terrace.

In the kitchen, there is a full-sized American fridge freezer with water and ice dispensers, a country-style electric range cooker with two oven grills, a ceramic hob, a dishwasher, and a large kitchen island for preparation. There is a spacious walk-in pantry and door leading to the utility room with a washing machine, fridge, microwave, pull-up wood-slatted drying rack, and storage cupboards. In the utility room the back door to the right leads to the hot and cold outside shower, and to the left, an entrance to the downstairs cloakroom with shower, toilet, and basin.

From the front living area, up a few steps there are 3 double bedrooms, all of which are light and airy:

Bedroom one has a comfortable double bed, built-in double wardrobes, a dresser, bedside tables, a TV, and an en-suite with a toilet, basin, and shower.

The next bedroom accommodates two guests in the comfy king-sized bed, built-in double wardrobe, a dresser, bedside tables, a TV, and en-suite with a bath/shower, basin, and toilet.

The third bedroom on this floor includes a super king-sized bed (it can be a twin room instead), a built-in wardrobe, a dresser, a TV, and an en-suite with a shower, toilet, and basin.

Back into the spacious dining area, there is an extendable table and dining chairs for 10, a sideboard, and a dresser plus a wood-burning stove.

From here, a staircase leads up to the fourth twin single bedroom and the spacious main bedroom with a luxurious en-suite and walk-in wardrobe. This master bedroom includes a king-size sleigh bed, a dresser, a cupboard, and a walk-in dressing room with shelves and hanging space. The large en-suite offers guests the option of a bath, a separate shower, His and Hers basins, and a toilet.

Back downstairs, across from the dining space, is the glass covered seating area with a casual rattan sofa, chairs, and coffee table facing wide sliding glass doors which open directly onto the split-level terrace, outside seating, and dining area. The doors open wide in the summer to create an open-plan room that flows to the outdoor patio.

Once outside the doors, a large two-tiered terrace makes a great inside/outside area. The patio is a sun trap ideal for sunbathing, relaxing, and socialising. The upper terrace has Rattan cushioned sofas, chairs, and coffee tables for ten people. The lower terrace has a large teak table and chairs for 12 people for outside dining. A small, grassed area next to the terrace contains a large Webber charcoal BBQ and storage boxes for cushions and BBQ equipment.

A high rustic stone wall surrounds and shelters the whole outskirts of the terrace. To the rear of the property is a curved walled outside hot and cold shower to rinse off the day’s exertions, wet suits, etc.
